Ask any independent commercial broker about the last assignment they lost and you will usually hear a story with a clear villain: a competing firm, a stubborn seller, a bad appraisal. What you rarely hear about are the assignments that never reached them at all.

A corporate real estate director consolidating locations across four states does not run a local search in each market. A family office moving capital out of one region and into another does not start with a map. An institutional owner disposing of a portfolio does not call five independent firms and ask them to coordinate among themselves. In each case, the assignment goes to a name that can be engaged once and executed everywhere.

The local firm never enters the conversation. Not because it lacks the market knowledge to win the work, but because it was never visible at the moment the decision was made.

The gap is reach, not ability

This is the part that frustrates experienced brokerage owners, and reasonably so. On the ground, in a single market, an established local firm is very often the better choice. The relationships are deeper. The pricing instincts are sharper. The broker has walked the property, knows the seller’s history, and understands why one submarket is absorbing space while the one beside it is not.

None of that gets evaluated when the assignment is scoped nationally. What gets evaluated first is whether a firm can be trusted with the whole of it. A single market credential, however strong, reads as a partial answer.

What a network changes about the question

Affiliating with a global brokerage network does not make a local firm less local. It changes what the firm can credibly say yes to.

When a client with holdings in several states asks whether you can handle all of them, the answer becomes yes, executed by brokers in each market who work under the same brand and share the same standards. When capital from outside the country wants a US partner, your firm is reachable through a network that investor already recognizes. When a client you have served for a decade expands into a market you do not cover, you no longer have to hand the relationship to someone else and hope it comes back.

Deal flow moves in both directions

There is a second effect that owners tend to underestimate until they experience it.

Inside a real network, brokers bring each other into transactions. A broker in another state with a client acquiring in your market needs someone who can underwrite it properly, tour it credibly, and close it cleanly. That referral does not go out to the open market. It goes to a colleague.

This is why collaboration matters more in commercial real estate than the industry’s competitive reputation suggests. Sharing listings across a network is not a courtesy exercise. It is how a firm in one market gets consistent exposure to buyers, tenants, and capital sourced by dozens of other firms, without spending a dollar prospecting for them.

Global reach is not an abstraction

When SPERRY affiliates talk about global capability, they are describing something with an address. For an independent firm, that matters in a specific, practical way. Cross-border capital rarely arrives unaccompanied. It arrives looking for local execution. Being part of a network with international reach means those introductions have somewhere to land, and the place they land is your market.

The independence question, answered by the work

Brokerage owners considering affiliation almost always start from a defensive posture: what do I give up. It is the right instinct for someone who built a firm from nothing.

But the more useful question is what becomes possible. The firm keeps its ownership, its people, its culture, and its local relationships. What it gains is standing in conversations it was previously excluded from, and colleagues in markets it could never staff alone.

The assignments you never heard about are still out there. The question is whether your firm is positioned to be considered for the next one.
